What Makes Roofing in Gastonia Different

Gastonia is the 13th-largest city in North Carolina and the seat of Gaston County, with roughly 80,400 residents as of the 2020 census and a long, deep history as a textile-manufacturing city. The Loray Mill, opened in the early 1900s, was once the largest textile mill under one roof in the South, and by 1923 Gaston County had 103 cotton mills and was the national leader in combined cotton production. That history shaped the housing stock: large pockets of 1880s-1930s mill-era homes, surrounded by mid-century post-war neighborhoods and newer suburban subdivisions along I-85. Each era needs a slightly different roofing approach.

Gastonia covers ZIPs 28052, 28054, and 28056, located about 22 miles west of Charlotte at the intersection of I-85 and US-321. The city was founded in 1873 as a small railroad-junction town where the Atlanta & Charlotte Airline Railroad (now Norfolk Southern) crossed the Chester and Lenoir Narrow Gauge Railroad (now CSX). The town was incorporated by the NC General Assembly on January 26, 1877, with a population of about 140 and a land area of less than one square mile. By popular vote in 1909 (officially confirmed 1911), Gastonia replaced Dallas as the Gaston County seat — a direct result of the textile-industry growth that shifted the county’s population center. Named after William Gaston , a 19th-century NC jurist and US Representative, the city has been selected as an All-America City three times and is designated a Preserve America Community.

    Gastonia’s Three Roofing Worlds

Most Gastonia homes fall into one of these three buckets, each with very different roofing considerations:

    • Mill-era historic homes (1880s-1930s). Concentrated in the Loray Mill village area, around Downtown Gastonia, and in scattered pockets across the older parts of the city. Many are within or adjacent to the Loray Mill Historic District or the Downtown Gastonia Historic District (both listed on the National Register of Historic Places). These homes typically have original 1×4 spaced pine sheathing under their existing shingles — not modern OSB or plywood — which has consequences for any reroof (more on this below).
    • Mid-century neighborhoods (1940s-1980s). The largest share of Gastonia’s housing stock. Brick ranches, split-levels, and traditional two-story homes built during Gastonia’s post-war growth. Most have modern plywood or OSB decking, conventional asphalt shingle systems, and standard ventilation. These projects are straightforward residential reroofs.
    • Modern subdivisions (1990s-present). Newer construction along the I-85 corridor, southern Gastonia, and the I-85/US-321 commercial fringe. Active HOAs in many of these subdivisions; ARC submissions typically required for shingle color and material.

The Roof Deck Problem on Mill-Era Homes

This is the single most important thing to understand about reroofing a 1880s-1930s Gastonia mill-era home. Most of these were originally built with 1×4 (sometimes 1×6) spaced pine sheathing — individual pine boards laid with gaps between them, intended for the wood-shake or slate roofs of that era. Modern asphalt shingles need a continuous, solid nailing surface to perform properly. After 100+ years, the original spaced sheathing on most mill-era homes is also split, rotted at the eaves, or no longer holds nails reliably.

What this means for your reroof:

    • Most original Gastonia mill-era homes need new decking installed over (or replacing) the original spaced sheathing as part of a full reroof. We typically install new OSB or plywood decking over the original framing — preserving the historic structure underneath while providing a code-compliant nailing surface for modern shingles.
    • Decking work can add $2,500-$7,000+ to the project cost on a typical mill-era home, depending on roof size and how much underlying rot is found. We document the deck condition with photos before and after.
    • Watch out for layovers. Some prior contractors put a second or even third layer of shingles over the original on these homes to avoid dealing with the deck. This adds dead-load weight to a 100-year-old structure and hides decking problems. We rarely recommend a layover on any mill-era Gastonia home.

    Historic-District Considerations

Gastonia has two major National Register Historic Districts and many individually listed buildings:

    • Loray Mill Historic District — centered on the Loray Mill at 300 S. Firestone Street. The mill itself was once the largest textile mill under one roof in the South, and the surrounding worker-housing neighborhood retains many original mill-era homes. The 1929 Loray Mill Strike was a globally significant labor event.
    • Downtown Gastonia Historic District — the original commercial and residential blocks downtown.
    • Individually listed buildings on the National Register: City Hospital-Gaston Memorial Hospital, Craig Farmstead, First National Bank Building, Gaston County Courthouse, Gastonia High School, David Jenkins House, Robinson-Gardner Building, Third National Bank Building, William J. Wilson House.

Important distinction: National Register listing alone does NOT require advance approval for exterior work. It does carry recommendations on appropriate materials. Local Historic District designation (which would require Certificate of Appropriateness review) is a separate, additional layer that varies by overlay. We recommend confirming district status and any local-overlay requirements for your specific property before quoting.

The Charlotte Hail Belt & Gastonia

Gastonia sits in the western edge of the Charlotte hail corridor — one of the more storm-impacted zones in the metro because of how the spring/summer thunderstorm cells track from west to east across Gaston County before reaching Charlotte. The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — multiple events in some years — and Gastonia’s combination of older shingle inventory and frequent storm exposure means insurance-claim work makes up a large share of our local volume.

If your shingles are 8+ years old and you’ve been through a recent hail or high-wind event, request a free inspection. We document any damage in writing and coordinate directly with your insurance carrier. The typical claim window is one year from the storm event date in NC (sometimes longer depending on your carrier).

Gastonia Neighborhoods & Areas We Work In

    Downtown Gastonia & FUSE District

The original commercial core, including the Downtown Gastonia Historic District and the FUSE District revitalization area. Mix of historic-era homes and adaptive-reuse projects.

    Loray Mill village area

Mill-worker housing surrounding the historic Loray Mill at 300 S. Firestone Street. Many original 1880s-1910s homes still standing.

    York-Chester Historic neighborhood

One of Gastonia’s older residential areas with a mix of mill-era and early-20th-century homes.

    South Gastonia / I-85 corridor

Newer subdivisions and mixed-use development along the I-85 corridor. Most have HOAs with shingle approval requirements.

    Robinwood Lake area

Established mid-century and newer subdivisions in the eastern part of the city.

    North Gastonia / Highway 321

Established and newer residential along the US-321 corridor toward Lincolnton.

West Gastonia / Crowders Mountain area

Residential extending toward Crowders Mountain State Park. Larger lots, more rural feel.

Ashbrook / Forestview / Hunter Huss school zones

Established residential areas serving Gastonia’s three main public high schools.

Highland / Erwin / Lineberger Park area

Older established neighborhoods near Lineberger Park (with its famous miniature train) and the Schiele Museum of Natural History.

Modern Gastonia is also a significant employer center with corporate headquarters and major facilities for Parkdale Mills (the world’s #1 manufacturer of spun yarn), Wix Filtration Corp., Freightliner Trucks, Stabilus, Curtiss-Wright, Radici Group, and CaroMont Regional Medical Center. We handle commercial and light-industrial roofing for these and other Gaston County businesses in addition to the residential work that makes up most of our weekly volume.

Other Things to Know About Roofing in Gastonia

    • Crowders Mountain State Park sits just southwest of the city — the elevated terrain creates slightly different micro-climate wind patterns on the western edge of Gastonia compared to flat-lot subdivisions.
    • Gastonia is 22 miles from Uptown Charlotte via I-85 — close enough for our crews to be on-site within 30 minutes for emergency repairs.
    • Mature tree canopy in many older neighborhoods means heavy oak debris loads in valleys and accelerated algae growth on shaded slopes. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying.
    • Three main public high schools : Ashbrook, Forestview, and Hunter Huss, plus Highland School of Technology and Warlick Academy.

    Gastonia Roofing Questions

How much does a new roof cost in Gastonia, NC?

Asphalt-shingle replacement on a typical Gastonia home runs $7,500 to $22,000+. The variables: square footage, roof pitch, decking condition, shingle line, and architectural complexity.

Smaller mill-era homes (1880s-1930s) in and around the Loray Mill village area run $7,500–$13,000. Mid-century homes in older established neighborhoods run $11,000–$17,000. Newer subdivisions along the I-85 corridor and southern Gastonia run $14,000–$22,000. Larger homes with complex multi-gable architecture can run higher. Mill-era homes that need new decking add $2,500-$7,000+ to the project.

Will my Gastonia HOA require approval before I replace my roof?

Most Gastonia mill-era and older neighborhoods are NOT in formal HOAs. Newer subdivisions along the I-85 corridor and southern Gastonia (developments built in the 1990s-2020s) typically do have HOAs that approve shingle color and material. We research the rules for your specific neighborhood before quoting and submit ARC packets on your behalf when required.

I have a 1900s mill-era home in Gastonia. Will the roof deck need to be replaced?

Often yes, at least partially. Many original Gastonia mill-era homes from the 1880s-1930s were built with 1×4 spaced pine sheathing (board-and-batten style) instead of modern plywood or OSB. After 100+ years, much of that original sheathing is split, rotted, or no longer holds nails reliably. We typically install new OSB or plywood decking over the original framing as part of a full reroof on Gastonia mill-era homes — it’s usually the only way to provide a sound, code-compliant nailing surface for modern architectural shingles. We document deck condition with photos before and after.

Are there historic-district considerations in Gastonia?

Yes. The Loray Mill Historic District and the Downtown Gastonia Historic District are both listed on the National Register of Historic Places. National Register listing alone does not require advance approval for exterior work but does carry recommendations on appropriate materials. Several individually listed buildings are also on the National Register: City Hospital-Gaston Memorial Hospital, Craig Farmstead, First National Bank Building, Gaston County Courthouse, Gastonia High School, David Jenkins House, Robinson-Gardner Building, Third National Bank Building, and William J. Wilson House. Local Historic District designation (which would require Certificate of Appropriateness review) is a separate, additional layer that varies by overlay. We recommend confirming district status and any local-overlay requirements for your specific property before quoting.

My neighbor’s roof was paid for by insurance after the last storm. Could mine be too?

Possibly. Gastonia sits in the western edge of the Charlotte hail corridor, and the typical claim window is one year from the date of the storm event (sometimes longer depending on your carrier). The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — so there’s a strong chance you’ve been through at least one.

If your shingles are 8+ years old and you’ve been through a hail or high-wind event recently, request a free inspection from us. We’ll document any damage in writing — and if it’s not enough to justify a claim, we’ll tell you that too.

How long does a roof replacement take?

Most Gastonia residential replacements are 1–2 days from tear-off to cleanup. Larger or steeper roofs (3,500+ sq ft, 8/12+ pitch) and 1880s-1930s mill-era homes that require deck replacement may take 3–4 days. Commercial scopes vary. We always give you the exact schedule before signing.

What kind of warranty do you offer?

Two layers. The first is our 5-year full workmanship warranty — the longest in the Charlotte-metro roofing industry. If anything fails because of how we installed it, we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” exclusions, no questions asked. Most Charlotte-area roofers offer 1–2 year workmanship warranties; we offer five.

The second is the manufacturer’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor we can also offer extended manufacturer warranty options that include labor and tear-off coverage on qualifying systems for additional decades.

    Are you insured?

Yes. Charlotte Ace Roofing is fully insured — we carry general liability and workers’ comp insurance, and proof of insurance is included with every estimate. We’re an Owens Corning Preferred Contractor and BBB A+ accredited. Always verify a roofer’s insurance before hiring, especially for deck-replacement work on historic mill-era homes.

What roofing materials do you install?

Architectural asphalt shingles (Owens Corning Duration, Duration STORM, TruDefinition; GAF Timberline HDZ; CertainTeed Landmark), standing-seam and exposed-fastener metal, synthetic slate, and TPO/EPDM/modified-bitumen flat-roof systems for commercial and light-industrial properties. We’ll recommend the right system for your Gastonia home, neighborhood character, and any historic-district considerations.

    Do you offer financing?

Yes — we partner with several home-improvement lenders to offer flexible financing, including 0% intro APR options for qualified buyers. Ask about it on your free estimate call.

Couldn't recommend more. We first contacted Vasily a year ago to repair a leak in our roof. He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.

We had some leaking on our ceiling after the recent weather, so we reached out to two roofing companies to see when someone could come out and provide an estimate. We were pleasantly surprised when this company arrived in less than 1.5 hours! From the very beginning, the communication, response time, and professionalism were excellent. Vasily took the time to assess the situation and was even able to identify and fix an issue with our gutter on the spot. We truly appreciate how quickly he responded and how professional and knowledgeable Vasily was throughout the entire process. Based on this experience, we will definitely be moving forward with him for our roof replacement. 10/10 experience! Highly recommend!

He diagnosed it and turned out to be an AC condensation or pipe issue and gave us a referral.
