When does a roof need attention?

What are the signs I need a new roof?

Most homeowners find out their roof has failed after they see damage on the roof or inside the house. Look at your roof once or twice a year and watch for:

Curled, warped, cracked or missing shingles
Deteriorating flashing or loose seams
Leaks in the attic after rain
Lots of shingle granules in your gutters and downspouts
Water stains on interior walls or ceilings
Blistering or peeling paint inside or outside
Energy bills creeping up

How long do roofing shingles last?

It depends on your climate, the quality of the original installation and the material. Typical lifespans, according to the National Association of Home Builders:

Asphalt shingle roofs: about 20 years
Fiber cement shingles: about 25 years
Wood shake roofs: about 30 years
Slate, copper and tile roofs: 50+ years

Severe weather like hail and high winds can shorten these numbers a lot.

Can my roof be repaired instead of replaced?

Often, yes. A few lifted shingles, a popped nail or a bad pipe boot is a repair, not a reason to replace the whole roof. We’ll show you photos of what we find and give you both options when a repair makes sense.

Replacing your roof

How long does it take to replace a roof?

It can take anywhere from a day to a few weeks, depending on the size and complexity of the project. A tear-off, a steep pitch or bad weather can all affect the timeline, and a repair is usually much quicker. Your written estimate tells you roughly how long your project will take.

What are my options for a re-roof?

There are two: tear off the old roof and install a new one, or install new shingles over the old layer, as long as the roof will have no more than two layers. North Carolina code allows two layers, but we recommend a full tear-off so we can check the decking and your new roof lasts as long as it should.

Which shingles do you install?

We install premium GAF, Owens Corning and CertainTeed shingles. We are an Owens Corning Preferred Contractor, and every new roof comes with a manufacturer’s warranty (a limited lifetime warranty on Owens Corning shingles; other manufacturers offer similar warranties) plus our own 5-year workmanship warranty.

Storm damage and insurance claims

Do you help with insurance claims?

Yes. We inspect and photograph the damage, meet your adjuster on site and make sure nothing gets missed. We’re a roofing contractor, not a public adjuster, so we don’t negotiate your claim, but we make the process much easier. How storm claims work →

My insurance company said to get 3 quotes. Should I?

Choosing a contractor is your decision. With an approved claim, your out-of-pocket cost is usually just the deductible no matter who does the work. Choosing Charlotte Ace Roofing means the job meets local building codes and manufacturer warranty requirements.

Other contractors offered to waive my deductible. Can you?

No. Roofing contractors are not allowed to pay, waive or rebate any part of a homeowner’s insurance deductible. Any contractor offering to do it is putting you at risk.

My insurance company says not to trust door-to-door salespeople. How do I check you out?

He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.
