Roof Repairs We Handle Every Week
Pipe boot replacement
The rubber boots that seal around your plumbing vent pipes are the most common source of leaks we find in Charlotte. Our summer heat dries the rubber out until it cracks, often years before the shingles are worn. A pipe boot repair typically runs $400 to $600, and we confirm the exact price once we have seen your roof. Our pipe boot repair guide explains what goes into it.
Flashing repair
Flashing is the metal that seals the joints where your roof meets a chimney, a wall, a skylight or a dormer. When it was installed poorly, rusted through or pulled loose, water runs straight behind it. We replace failed step flashing, counter flashing and chimney flashing and seal it properly.
Missing and wind-damaged shingles
High winds lift shingles at the edges first, then peel them back. We replace missing, creased and torn shingles and reseal the ones around them so the next storm does not finish the job.
Finding and fixing leaks
Water rarely comes in where the ceiling stain shows up. It runs along the decking and rafters first. We trace a leak back to where it actually enters, so you pay for one repair instead of three guesses.
Valleys, ridge vents and chimney caps
Valleys carry more water than any other part of the roof, and shingles nailed too close to the valley center are a common cause of leaks. We also fix ridge vents cut too wide and chimney caps that let water in.
Skylight leaks
Many skylight leaks come from failed flashing or seals rather than the skylight itself. We find out which, and repair or replace what is needed.
Rotted decking
When a leak has been going for a while, the plywood under the shingles can rot. We cut out the damaged section, replace it with new decking and rebuild the roof over it.
Repair or Replace? An Honest Answer
Not every leak means you need a new roof, and we will tell you when a repair will buy you real years.
A repair is usually the right call when:
- The damage is in one area, such as a pipe boot, a section of flashing or a few missing shingles
- The decking underneath is still dry and solid
- The roof is under about 15 years old and the rest of the shingles are in good shape
A replacement usually makes more sense when:
- The roof is 18 years or older and the shingles are worn, curling or cracking on several slopes
- Your gutters fill with granules that look like coarse black sand
- You have had repeat leaks in different spots
- Large areas were damaged in a hail or wind storm
If a replacement is the better investment, see our roof replacement page. Full replacements come with our 5-year workmanship warranty and are currently $1,000 off.
North Carolina’s 25% Rule
In North Carolina, when more than 25% of a roof section is repaired or replaced within 12 months, that section generally has to be brought up to current building code. That can change the scope and cost of a large repair, and it is something out-of-town crews rarely mention. We explain where your project stands before any work starts. Read more about the 25% rule.
How a Repair Works With Us
- Free inspection with photos. We go up on the roof, find the cause and photograph what we find, so you can see the problem yourself.
- A written estimate before any work. You see what is wrong, what we will fix and what it costs.
- The repair. We match your existing shingles as closely as the colors available today allow and seal everything we touch.
- Photos of the finished work. You see the repair even if you never climb a ladder.
Every repair is backed by our 100% satisfaction guarantee: the job is not finished until you say it is.
Fixing Other Roofers’ Shortcuts
A lot of the leaks we repair come from installation shortcuts that show up years later: shingles not nailed to the manufacturer’s specification, flashing reused instead of replaced, too little attic ventilation. If your roof is fairly new and already leaking, check whether the installer’s warranty still covers it. If it does not, we will find the problem and fix it properly.

Roof Repair Questions
How much does roof repair cost in Charlotte?
It depends on what failed. A pipe boot repair typically runs $400 to $600. Flashing, decking and storm repairs vary with the size of the damage and how steep the roof is, so we price them after a free inspection rather than guessing over the phone.
Is the inspection really free?
Yes. There is no charge and no obligation. You get photos of what we found and an honest recommendation, whether that is a small repair, a bigger one or no work at all.
Can you repair a roof another company installed?
Yes. Most of the repairs we do are on roofs installed by other companies, including fixing installation mistakes.
Will the new shingles match my roof?
We match the brand, style and color as closely as today’s products allow. On an older roof, new shingles can look slightly different at first because the existing ones have weathered.
Does homeowners insurance pay for roof repairs?
Insurance usually covers sudden damage from hail, wind or a fallen tree, and usually does not cover normal wear and tear. We document storm damage with photos for your claim. See our storm damage page for how that works.
Should I repair or replace my roof?
If the damage is isolated and the roof is under about 15 years old, a repair is usually the better value. If the roof is 18 years or older with widespread wear or repeat leaks, a replacement usually makes more sense. The free inspection gives you a clear answer either way.
