What Makes Roofing in Mint Hill Different
Mint Hill is its own town — not just a Charlotte suburb. The housing stock, weather patterns, and HOA expectations here aren’t the same as Ballantyne or Uptown, and a local roofer should know the difference.
Incorporated in 1899, Mint Hill spans about 24 square miles on the southeastern edge of Mecklenburg County. Roughly 28,000 residents live across a mix of neighborhoods that range from 1960s ranches off Wilgrove-Mint Hill Road to 2000s-era custom homes around Olde Sycamore Country Club. That spread matters: a roof in Mint Hill could be original cedar shake from 1965, three-tab asphalt from a 1990s replacement, or architectural shingles installed in 2010 that are now reaching the end of their warranty.
The Mint Hill Hail Belt
Mint Hill sits inside what insurance carriers informally call the “Charlotte hail alley” — a stretch from Cabarrus County down through Union County that takes a disproportionate share of severe spring and summer storms. The April 2017 hailstorm caused widespread roof damage from Mint Hill through Indian Trail. We see another concentrated hail event roughly every 2–3 years, and homes in Bain Farm, Brighton Park, and the streets off Lawyers Road tend to bear the brunt because of their open lot orientation.
That’s why so much of our Mint Hill work is insurance-claim driven. If your shingles are 12+ years old and you’ve been through a hailstorm, there’s a strong chance an insurance-funded replacement is on the table — most homeowners don’t realize this until an inspection.
The Oak Tree Problem
Older Mint Hill is heavily wooded with mature white and red oaks. Beautiful for property values, hard on roofs. We see four common issues caused directly by the tree canopy:
- Valley clogs. Oak leaves and pollen pack into roof valleys, holding moisture against shingles and causing premature granule loss.
- Algae streaking. Shaded north-facing slopes in Mint Hill almost always show black Gloeocapsa magma streaks within 5–7 years.
- Limb impact damage. Severe-thunderstorm wind events knock dead oak limbs onto roofs — usually puncturing shingles and decking, sometimes opening a path for water before homeowners notice.
- Acorn impact pitting. Less serious but real: heavy acorn drops mark soft asphalt shingles, accelerating wear.
Mint Hill HOAs & Architectural Review
Several Mint Hill communities require HOA architectural review committee (ARC) approval before shingle installation. Color and material both have to be pre-approved. The HOAs we work with most often:
Olde Sycamore
Architectural shingles in approved earth tones only. ARC packet required.
Northstone
Standardized shingle color palette across the community. We have submitted packets here many times.
Brighton Park
ARC review required for any visible exterior change including roof.
Bain Farm
Older neighborhood, no formal HOA on most streets — fewer ARC restrictions to worry about.
Wilgrove
Mostly individually-owned lots, fewer ARC restrictions.
Highland Creek (north Mint Hill border)
Active HOA with strict architectural standards.
If you’re not sure whether your community has an ARC, send us your address when you call and we’ll tell you before the estimate.

Mint Hill Roofing Questions
How much does a new roof cost in Mint Hill, NC?
A typical asphalt-shingle replacement on a Mint Hill home runs $8,500 to $19,500. The variables: square footage, roof pitch, decking condition, shingle line, and number of penetrations.
Older single-story Bain Farm and Wilgrove ranches usually fall on the lower end ($8,500–$13,000). Two-story homes in Olde Sycamore or Northstone typically run $14,000–$22,000. Steeper or cut-up roofs cost more because of extra labor and waste material.
Will my Mint Hill HOA require approval before I replace my roof?
If you’re in Olde Sycamore, Northstone, Brighton Park, Highland Creek, or any of the deed-restricted communities, almost certainly yes. We submit the architectural review (ARC) packet on your behalf — including shingle samples and color renderings — before installation. Bain Farm and Wilgrove streets are mostly exempt.
My neighbor’s roof was paid for by insurance after the last storm. Could mine be too?
Possibly. Mint Hill is in the Charlotte hail belt, and the typical claim window is one year from the date of the storm event (sometimes longer depending on your carrier).
If your shingles are 8+ years old and you’ve been through a hail or high-wind event recently, request a free inspection from us. We’ll document any damage in writing — and if it’s not enough to justify a claim, we’ll tell you that too.
How long does a roof replacement take?
Most Mint Hill residential replacements are 1–2 days from tear-off to cleanup. Larger or steeper roofs (3,500+ sq ft, 8/12+ pitch) may take 3 days. Commercial scopes vary. We always give you the exact schedule before signing.
What kind of warranty do you offer?
Two layers. The first is our 5-year full workmanship warranty — the longest in the Charlotte-metro roofing industry. If anything fails because of how we installed it, we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” exclusions, no questions asked. Most Charlotte-area roofers offer 1–2 year workmanship warranties; we offer five.
The second is the manufacturer’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor we can also offer extended manufacturer warranty options that include labor and tear-off coverage on qualifying systems for additional decades.
Are you insured?
Yes. Charlotte Ace Roofing is fully insured — we carry general liability and workers’ comp insurance, and proof of insurance is included with every estimate. We’re an Owens Corning Preferred Contractor and BBB A+ accredited. Always verify a roofer’s insurance before hiring.
What roofing materials do you install?
Architectural asphalt shingles (Owens Corning Duration, Duration STORM, TruDefinition; GAF Timberline HDZ; CertainTeed Landmark), standing-seam and exposed-fastener metal, synthetic slate, and TPO/EPDM/modified-bitumen flat-roof systems. We’ll recommend the right system for your Mint Hill home, lot orientation, and HOA constraints.
Do you offer financing?
Yes — we partner with several home-improvement lenders to offer flexible financing, including 0% intro APR options for qualified buyers. Ask about it on your free estimate call.
