    Cornelius covers ZIP 28031, located about 20 miles north of Uptown Charlotte at I-77 Exit 28 (Catawba Avenue). The town was founded in 1893 and incorporated on March 4, 1905 — making it the second-youngest of Mecklenburg County’s six incorporated towns. The origin story is unusual: Cornelius traces its founding to a cotton-weighing dispute in nearby Davidson, where two cotton firms disagreed over whether to appoint an official town cotton weigher. After a heated 1890s election, the firm that opposed the appointment relocated south of Davidson, eventually building a cotton mill financed by Concord businessman Joseph Benjamin Cornelius . Although J.B. Cornelius was not a resident, the town honored his investment by taking his name. The 2020 census put the population at 31,412 , up from just 2,581 in 1990 — the explosive Lake Norman growth that has reshaped this entire corridor.

    Lake Norman Changed Everything

    The single most important fact about Cornelius is the lake. Lake Norman was created in 1963 when Duke Power dammed the Catawba River at Cowans Ford to generate hydroelectric power for the Piedmont Carolinas. The new lake added approximately 70 miles of shoreline to Cornelius’s western and northern edges, and over the next 60 years that shoreline drove the town’s transformation from a small textile community into one of North Carolina’s most desirable lakeside addresses. Most of Cornelius’s most expensive real estate (and its highest-end roofing work) is on or near the lake.

    Cornelius’s Three Roofing Worlds

    Most Cornelius homes fall into one of three buckets, each with very different roofing considerations:

    • Lake Norman waterfront homes. Properties in The Peninsula, lakeside sections of established communities, and direct-shoreline custom homes. These have specific challenges: higher wind exposure off open water, more aggressive UV from water reflection, complex multi-gable architecture, very large square footage (often 4,000-8,000+ sq ft), and frequently boathouses, covered docks, and detached pool houses that need their own roofing scope. We strongly recommend Class H (130-mph) wind-rated shingles with full ice-and-water shield in valleys and around penetrations on every Cornelius waterfront installation.
    • Master-planned subdivisions and country-club communities. Robbins Park, Antiquity (the “new urban” walkable village with covered bridge to Davidson), Patrick’s Purchase, Westmoreland, and the various gated communities along the lake. Most have active HOAs with ARC processes for shingle approval. Architectural asphalt is the standard, often with manufacturer-specific color requirements.
    • Old Town Cornelius and established homes. The original downtown core along Catawba Avenue, plus established residential streets between I-77 and Lake Norman.     Couldn't recommend more. We first contacted Vasily a year ago to repair a leak in our roof. He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.
