What Makes Roofing in Myers Park Different

Myers Park is widely considered Charlotte’s most prestigious historic neighborhood and one of the premier garden-suburb developments in America — designed by Harvard-trained landscape architect John Nolen in 1911 (his mentor at Harvard was Frederick Law Olmsted Jr., whose father designed Central Park). The Myers Park Historic District contains approximately 670 contributing buildings and has been on the National Register of Historic Places since 1989. With original homes spanning 1911-1943 in Colonial Revival, Tudor Revival, and American Bungalow styles — plus a 100-foot-high willow oak canopy that took a century to mature on what was once a treeless cotton field — Myers Park demands a roofing contractor who understands historic-home construction, period-appropriate materials, and the spaced-sheathing realities of 1910s-1940s homes.

Myers Park spans 28207 (north / Eastover edge), 28209 (south / SouthPark edge), and 28211 (along the Foxcroft border), with the historic core anchored along Queens Road. The neighborhood is bordered by Dilworth, Sedgefield, Eastover, Foxcroft, and SouthPark. The original 1,200-acre development was carved from John Springs Myers’s cotton plantation , developed by his son-in-law George Stephens through the Stephens Company, and intentionally designed by Nolen as a “garden suburb” retreat from the increasingly industrialized early-20th-century city — with a hierarchy of winding streets that deliberately discouraged through traffic, a stone gateway entrance at Queens Road and 4th Street, and over 670 contributing buildings still standing today.

Three Phases of Myers Park Development

Unlike most Charlotte neighborhoods, Myers Park developed across three distinct phases that each produced different architectural eras and materials:

    • Nolen Phase (1911-1916). John Nolen’s original design and most of the streets in the northern half of the neighborhood, between the 4th Street entrance gate and the intersection of Queens and Providence roads. Houses from this phase were predominantly Bungalows (single-story or one-and-a-half-story massing) and early Colonial Revivals. Most original roofs were wood shake, slate, or clay tile.
    • Draper Phase (1917-1926). When Earle Sumner Draper took over supervision in 1917, he kept close to Nolen’s concepts but gentler curves — designing Sherwood Avenue, Roswell Avenue, and the famous broad sweeping curve of Queens Road West . The neighborhood filled out with upper-middle income dwellings in Colonial Revival, Tudor Revival, and Bungalow styles, plus large estate houses for the city’s commercial, financial, utility, and textile elites.
    • Late Phase (1927-1943). Construction continued through the Great Depression and into WWII (officially stopped in 1943 due to the war). The 37 structures built between 1937 and 1943 are still considered “Contributory” to the historic district. Two-story Colonial Revivals dominate this phase.

The Roof Deck Problem on 1911-1943 Homes

This is the single most important thing to understand about reroofing an original Myers Park home. Most Myers Park homes from the 1911-1943 era were built with 1×4 spaced pine sheathing — individual pine boards laid with gaps between them, intended for the wood-shake, slate, or clay-tile roofs typical of that era. Modern asphalt shingles need a continuous, solid nailing surface to perform properly. After 80-110+ years, that original spaced sheathing on most Myers Park homes is also split, rotted at the eaves, or no longer holds nails reliably.

What this means for your reroof:

    • Almost every original Myers Park home needs new decking installed over (or replacing) the original spaced sheathing as part of a full reroof. We typically install new OSB or plywood decking over the original framing — preserving the historic structure underneath while providing a code-compliant nailing surface for modern shingles.
    • Decking work can add $4,000-$15,000+ to the project cost on a typical 3,000-5,000 sq ft Myers Park home, depending on roof size and how much underlying rot is found. We document the deck condition with photos before and after.
    • Watch out for layovers. Some prior contractors put a second or even third layer of shingles over the original on these homes to avoid dealing with the deck. This adds dead-load weight to a 100+ year-old structure and hides decking problems. We rarely recommend a layover on any original Myers Park home.

Historic-District Status (and What It Means for Your Roof)

This is an important distinction Myers Park homeowners should understand:

    • Myers Park is NOT a Local Historic District. Charlotte has six Local Historic Districts requiring Certificate of Appropriateness review for visible exterior changes (Dilworth, Fourth Ward, Hermitage Court, Plaza-Midwood, Wesley Heights, and Wilmore). Myers Park is not among them. You do not need a COA to replace your Myers Park roof.
    • The Myers Park Historic District IS on the National Register of Historic Places. Listed in 1989, the district contains approximately 670 contributing buildings — one of the most architecturally significant historic districts in the Carolinas. National Register listing alone does not require advance approval for exterior work but does carry recommendations on appropriate materials, and tax credits may be available for sympathetic restoration projects.
    • The Myers Park Homeowners Association (MPHA, founded 1970) is one of Charlotte’s earliest and most effective neighborhood organizations. They successfully downzoned much of the neighborhood in the 1970s to encourage retention of original dwellings, and they continue to advocate against insensitive infill development. The MPHA does NOT have COA enforcement power — they’re a voluntary advocacy organization — but they care about architectural decisions on the neighborhood’s signature streets, and a roofing material that’s wildly out of character will draw attention.

The John Nolen Story (and Why Myers Park Looks the Way It Does)

The character of Myers Park — the winding streets, the stone gateway, the soaring tree canopy, the unusual setbacks — is no accident. It’s the product of one of the most accomplished landscape architects in American history.

    • John Nolen was 36 years old when he came to Charlotte in 1911. Harvard-trained, with a Master’s in Landscape Architecture, his mentor was Frederick Law Olmsted Jr. (Olmsted’s father designed Central Park).
    • Nolen had already designed Independence Park in Elizabeth in 1905 — his “first civic breakthrough” — which is what got him the Myers Park commission.
    • Queens Road was designed as a 110-foot-wide grand boulevard with a grassy median that originally held streetcar tracks and platforms. Shade trees were planted in the median after streetcar service ended in 1938.
    • Queens Road West — Earle Draper’s signature contribution — has up to seven rows of trees per stretch : one in the median, one between each sidewalk and the street, and two in each front yard. All planted in the 1920s before houses were built.
    • Nolen wrote design guidelines into the deeds for early lots, and his office supplied free landscape plans for individual lot buyers up until 1918. The Stephens Company provided plant materials at cost.

The Myers Park Tree Canopy & Roof Implications

The mature 100-foot willow oaks that envelope Queens Road West and arch over most of Myers Park are nothing short of spectacular — but they create real and consistent roof maintenance challenges:

    • Heavy oak debris in valleys, behind chimneys, in dormer crooks. Routine on every Myers Park inspection.
    • Algae and moss on shaded north-facing slopes — nearly universal on Myers Park roofs more than 7 years old. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying.
    • Major limb-impact damage from severe-thunderstorm events. We do quite a bit of emergency tarp work in Myers Park.
    • Premature wear on original copper or galvanized step flashing around brick chimneys (very common on Myers Park Colonial Revivals and Tudors) that often needs full replacement during a reroof.
    • Acorn impact damage on aging shingle tabs — an underestimated wear factor on 30+ year old roofs.

Myers Park’s Architectural Styles & Their Roofing Considerations

Myers Park is “a showcase of the architectural styles of the early twentieth century.” The four dominant styles each have specific roofing considerations:

    • Colonial Revival (the most-seen style, especially red brick Georgian). Typically simple, steep gable or hip roofs that take asphalt or slate well. Many Myers Park Colonial Revivals were built with slate originally and now have asphalt — returning to slate or synthetic slate during a reroof is genuinely period-appropriate.
    • Tudor Revival (the signature 1920s style, with steep multi-gabled roofs and “half-timbered” walls). Notable Myers Park Tudors were designed by Hunter & Gordon, Franklin Gordon (designed Earle Draper’s own 1923 baronial brick estate at 1621 Queens Road), and English-native William Peeps. Tudors typically have steep, complex roof geometry that benefits from designer-grade architectural shingles or synthetic slate.
    • American Bungalow (the original Nolen-era 1911-1916 style, single-story or one-and-a-half-story). “Some of Charlotte’s most elaborate surviving Bungalow-influenced designs” are in Myers Park. Lower-slope Bungalow roofs require careful attention to ventilation and ice-and-water shield in valleys.
    • Italianate (one example). The C.G. McManaway House at 1700 Queens Road is the only true Victorian/Italianate dwelling in Myers Park — built in 1874 on West Trade Street downtown and moved out to Myers Park in 1915.

Myers Park Streets & Sub-Areas We Work In

    Queens Road

The 110-foot-wide grand boulevard spine of Myers Park. Some of the most architecturally significant homes in Charlotte, including the original C.C. Hook-designed White Oaks (NRHP).

    Queens Road West

Earle Draper’s signature sweeping curve, with up to seven rows of trees lining the boulevard. The Myers Park Country Club fairways once visible from many of these homes.

    Hermitage Road

One of the original Nolen streets leading from Queens Road. Includes Tudor Revivals like the 1915 E.C. Marshall House (500 Hermitage Road), pictured by Nolen in his 1927 book New Towns for Old.

    Selwyn Avenue

The southern Myers Park corridor running past Queens University. Mix of historic single-family homes and upscale condominium buildings developed in recent decades.

    Sherwood Avenue / Roswell Avenue

Earle Draper-designed streets in the vicinity of Queens University. Strong Colonial Revival and Tudor Revival representation.

    East Boulevard entrance

The major entrance Earle Draper added in 1917. Connects Myers Park to Dilworth and the Sedgefield corridor.

Edgehill Road / J.S. Myers Park

The Edgehill Road greenway and J.S. Myers Park (named after the original landowner) — calm, leafy areas with strong original landscaping intact.

    Providence Road corridor

The eastern edge of Myers Park where it meets Eastover and the broader Providence Road commercial strip. Many of the largest historic estates.

Queens Road / Selwyn condominium corridor

The upscale condominium buildings developed along Queens Road and Selwyn Avenue starting in the 1960s. HOA-controlled roofing decisions.

    Freedom Park edge

Myers Park homes adjacent to 98-acre Freedom Park (including the well-known lit tennis courts), one of the neighborhood’s signature amenities.

    Queens University area

Streets surrounding Queens University of Charlotte (originally Queens College, the namesake of Queens Road).

    The Duke Mansion area

Streets near the historic Duke Mansion — one of Myers Park’s most significant historic landmarks, now an inn and event facility.

The Charlotte Hail Belt & Myers Park

Myers Park sits squarely inside the Charlotte hail corridor, and we field steady insurance-claim work in 28207, 28209, and 28211. The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — multiple events in some years. For premium-material roofs (slate, copper, designer asphalt) on Myers Park’s larger estate homes, the insurance-claim conversation matters more than on a standard suburban replacement — replacement-cost coverage and like-kind-and-quality clauses are critical when the original installation was $50,000-$120,000+. We’re experienced with high-value claims and document everything appropriately for your carrier. We meet your adjuster on-site, document the full scope of damage, and advocate for everything your policy covers.

Whether your home is a 1,800 sq ft original 1915 Bungalow on a side street, a 4,000 sq ft 1923 Colonial Revival on Hermitage Road, an 8,000 sq ft Franklin Gordon-designed Tudor estate on Queens Road, or an upscale Selwyn Avenue condominium, we know how to scope a Myers Park roof properly — including deck replacement on 1910s-1940s historic structures, period-appropriate slate and synthetic-slate installations, and the high-value insurance claims that come with the territory in Charlotte’s most prestigious historic neighborhood.

Roofing Services for Myers Park Homeowners

Most Myers Park calls fall into one of these six categories. If your situation doesn’t fit neatly, we’ll still give you a straight answer.

    Roof Replacement

Full tear-off and replacement using Owens Corning, GAF, or CertainTeed architectural shingle systems — or natural slate, synthetic slate, copper, and designer-grade asphalt for premium estate homes. Most original Myers Park projects include full deck replacement over the 1×4 spaced pine sheathing typical of 1911-1943 homes.

    Roof Repair

Targeted repairs for leaks, missing shingles, flashing failures, valley issues, and chimney flashing problems. Most Myers Park repairs scheduled within the same week.

    Storm & Hail Damage

Free post-storm inspections, documentation packages for your insurance carrier, and on-site adjuster meetings. We’ve handled hundreds of hail claims across Myers Park, the broader 28207 / 28209 / 28211 area, and South Charlotte. Experienced with high-value slate, copper, and designer-asphalt claims on Myers Park’s larger estate homes.

    Slate & Synthetic Slate

Natural slate, DaVinci, F-Wave, and EcoStar synthetic slate replacements. Common on original Myers Park Colonial Revival and Tudor estates — and the right period-appropriate choice for many of the larger Queens Road, Hermitage Road, and Queens Road West homes.

    Deck Replacement on Historic Homes

Specialty work for 1911-1943 Myers Park homes built with original 1×4 spaced pine sheathing. We install new OSB or plywood decking over the original framing to provide a sound, code-compliant nailing surface for modern shingles — preserving the historic structure underneath.

    Gutter & Trim Replacement

Seamless aluminum and copper gutter systems with leaf guards — especially valuable on Myers Park homes given the 100-foot willow oak canopy. We also replace original copper or galvanized step flashing around brick chimneys, very common on Myers Park Colonial Revivals and Tudors.

The Strongest Workmanship Warranty in the Charlotte Metro

Most Charlotte-area roofers offer 1–2 year workmanship warranties. We offer five — and we honor every claim, no questions asked.

    5-Year Full Workmanship Warranty

If anything fails because of how we installed your roof — leaks, lifted shingles, flashing failure, anything — we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” loopholes. We installed it; we own it.

    Lifetime Manufacturer Warranty

This sits on top of Owens Corning’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor, we can also offer extended warranty options that include labor and tear-off coverage on qualifying systems.

    Myers Park Roofing Questions

How much does a new roof cost in Myers Park, Charlotte?

Asphalt-shingle replacement on a typical Myers Park home runs $14,000 to $45,000+. The variables: square footage, roof pitch, decking condition (huge factor on 1911-1943 historic homes), shingle line, architectural complexity, and material choice.

Myers Park spans an unusually wide range of housing stock. Smaller 1,500-2,000 sq ft original Nolen-era Bungalows typically run $14,000–$20,000. Renovated and expanded Myers Park homes in the 3,000-5,000 sq ft range typically run $22,000–$35,000. Larger 6,000-10,000+ sq ft Colonial Revival and Tudor Revival estate homes along Queens Road, Hermitage Road, Queens Road West, and Selwyn Avenue can run $50,000–$120,000+ for full replacements, especially with slate, synthetic slate, or copper standing-seam systems. Decking work on 1911-1943 historic homes adds $4,000–$15,000+ depending on roof size and underlying rot found during tear-off.

Decking work on 1927-1945 historic homes can add an additional $4,000–$12,000+ depending on roof size and underlying rot found during tear-off.

Do I need a Certificate of Appropriateness to replace my roof in Myers Park?

Generally no. Myers Park is NOT a Local Historic District — Charlotte’s six Local HDs are Dilworth, Fourth Ward, Hermitage Court, Plaza-Midwood, Wesley Heights, and Wilmore. Myers Park is not among them, so a Certificate of Appropriateness is not required for roof replacement. However, the Myers Park Historic District has been listed on the National Register of Historic Places since 1989 and contains approximately 670 contributing buildings — one of the most architecturally significant historic districts in the Carolinas. National Register listing alone does not require advance approval but does carry recommendations on appropriate materials, and tax credits may be available for sympathetic restoration. The Myers Park Homeowners Association (founded 1970, one of Charlotte’s earliest and most effective neighborhood organizations) is a voluntary advocacy organization, not an enforcement body.

My Myers Park home is from the 1920s. Will the roof deck need to be replaced?

Almost always, at least partially. Most original Myers Park homes from the 1911-1943 development era were built with 1×4 (sometimes 1×6) spaced pine sheathing instead of modern plywood or OSB — intended for the slate, wood-shake, or clay-tile roofs of that era. After 80-110+ years, much of that original sheathing is split, rotted at the eaves, or no longer holds nails reliably.

We typically install new OSB or plywood decking over the original framing as part of a full reroof on Myers Park historic homes — preserving the historic structure underneath while providing a sound, code-compliant nailing surface for modern architectural shingles. We document deck condition with photos before and after so you can see exactly what was done.

Will my Myers Park HOA require approval before I replace my roof?

Most single-family Myers Park homes are NOT in formal HOAs. The Myers Park Homeowners Association (MPHA, founded 1970) is one of Charlotte’s earliest and most effective neighborhood organizations, but they’re a voluntary advocacy group — they don’t approve or deny roofing decisions. The exceptions are the upscale condo and apartment buildings along the Queens Road / Selwyn Avenue corridor, where the HOA controls all roofing decisions. For single-family Myers Park homes, you generally have flexibility in shingle selection — though we strongly recommend choosing materials and colors sympathetic to the neighborhood’s Colonial Revival, Tudor Revival, and Bungalow architectural character to protect resale value in this prestigious market.

Myers Park has a 100-foot willow oak canopy — does that affect my roof?

Yes, significantly. The 100-foot willow oaks lining Queens Road West and arching over most of Myers Park are spectacular — planted in the 1920s before houses were built, with up to seven rows per stretch on Queens Road West alone. But this creates real maintenance challenges: heavy oak debris in valleys, acorn impact, algae and moss on shaded north-facing slopes, and meaningful limb-impact damage during severe-thunderstorm events. We see more debris-related premature wear on Myers Park roofs than on roofs in newer neighborhoods. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying on Myers Park installations.

My neighbor’s roof was paid for by insurance after the last storm. Could mine be too?

Possibly. Myers Park sits squarely inside the Charlotte hail belt, and the typical claim window is one year from the date of the storm event (sometimes longer depending on your carrier). The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — so there’s a strong chance you’ve been through at least one.

If your shingles are 8+ years old and you’ve been through a hail or high-wind event recently, request a free inspection from us. We’ll document any damage in writing — and if it’s not enough to justify a claim, we’ll tell you that too.

How long does a roof replacement take?

Most Myers Park residential replacements are 2–4 days from tear-off to cleanup, including deck replacement on historic homes. Larger Colonial Revival and Tudor Revival estate homes (5,000+ sq ft, complex multi-gable architecture, copper flashing details) typically take 4–7 days. Slate and synthetic-slate installations can take 7–14 days depending on size and complexity. We always give you the exact schedule before signing.

What kind of warranty do you offer?

Two layers. The first is our 5-year full workmanship warranty — the longest in the Charlotte-metro roofing industry. If anything fails because of how we installed it, we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” exclusions, no questions asked. Most Charlotte-area roofers offer 1–2 year workmanship warranties; we offer five.

The second is the manufacturer’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor we can also offer extended manufacturer warranty options that include labor and tear-off coverage on qualifying systems for additional decades.

    Are you insured?

Yes. Charlotte Ace Roofing is fully insured — we carry general liability and workers’ comp insurance, and proof of insurance is included with every estimate. We’re an Owens Corning Preferred Contractor and BBB A+ accredited. Always verify a roofer’s insurance before hiring, especially for historic-district work.

What roofing materials do you install?

For Myers Park we install: architectural and designer asphalt shingles in heritage colors (Owens Corning Duration, Duration STORM, TruDefinition, TruDefinition Designer, Berkshire; GAF Timberline HDZ; CertainTeed Landmark and luxury lines), natural slate, synthetic slate (DaVinci, F-Wave, EcoStar), copper standing-seam, copper flashing and accent details, clay tile for select architectural styles, and TPO/EPDM/modified-bitumen flat-roof systems for any low-slope sections. We’ll recommend the right system for your Myers Park home, architectural style, and budget.

    Do you offer financing?

Yes — we partner with several home-improvement lenders to offer flexible financing, including 0% intro APR options for qualified buyers. Ask about it on your free estimate call.

From start to finish, our experience with Charlotte Ace Roofing was absolutely amazing! They came out for our initial consultation, and we had our quote within just a few hours. By the end of that same night, we were officially on the schedule for our new roof! On the day of construction, the team was prompt, quick, professional, and incredibly efficient. They worked hard and got the job done without any hassle. Even better, when they finished, they cleaned up everything so well that you couldn’t tell a roofing crew had just been there. Not one nail or old shingle in sight! We truly appreciate the communication, professionalism, and quality of service we received from beginning to end. If you’re looking for a roofing company, we definitely recommend giving Charlotte Ace Roofing a call! 10/10 experience!

Couldn't recommend more. We first contacted Vasily a year ago to repair a leak in our roof. He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.

We had some leaking on our ceiling after the recent weather, so we reached out to two roofing companies to see when someone could come out and provide an estimate. We were pleasantly surprised when this company arrived in less than 1.5 hours! From the very beginning, the communication, response time, and professionalism were excellent. Vasily took the time to assess the situation and was even able to identify and fix an issue with our gutter on the spot. We truly appreciate how quickly he responded and how professional and knowledgeable Vasily was throughout the entire process. Based on this experience, we will definitely be moving forward with him for our roof replacement. 10/10 experience! Highly recommend!

We’re very happy with the results and would definitely recommend them to anyone needing roofing work.

They did a great job with our roof! They were very communicative from start to finish and were even able to handle last minute add-ons to the initial work pretty quickly. Would recommend!

Called Charlotte Ace Roofing today, and the owner Vasily promptly came to inspect a water stain quickly forming in our ceiling. He diagnosed it and turned out to be an AC condensation or pipe issue and gave us a referral. Highly recommend Vasily and his company for prompt, fair, efficient diagnostics even if you don't know what's going on. Plus points that he's Ukrainian 👍
