SouthPark is unlike anywhere else in Charlotte. Built on the 3,000-acre former farm of Governor Cameron Morrison, this is the city’s premier residential and business district — a mix of mid-century ranches, executive estates, and gated luxury enclaves. The roofs here are more architecturally complex, more visible, and more expensive to replace correctly than almost anywhere else in the metro.
SouthPark sits about six miles south of Uptown Charlotte, geographically centered at the intersection of Fairview Road and Sharon Road. The neighborhood was originally part of a 3,000-acre farm owned by former North Carolina Governor Cameron Morrison, which extended from Cotswold all the way to Quail Hollow. The landmark SouthPark Mall opened in 1970 — anchored at the time by the Belk and Ivey’s department stores — and over the next half-century, the surrounding neighborhood developed into Charlotte’s second-largest business district (over 40,000 daytime workers) and one of its most prestigious residential addresses. Today’s SouthPark spans 28210, 28211, and 28226, with about 18,000 residents, the historic Morrocroft Mansion still standing on its original site, and several of the city’s most desirable subdivisions all within a two-mile radius of the mall.
SouthPark’s Three Roofing Worlds
The right approach to a SouthPark roof depends heavily on which subdivision and era you’re in:
- Mid-century SouthPark (1950s-1970s). Beverly Woods, original Barclay Downs, parts of Sharon Lane and Sharon Road. Brick ranches and split-levels with low-pitch roofs that often need both replacement and decking work after decades of pine-needle and oak debris. Many were originally built with cedar shake or 3-tab asphalt and have been re-roofed multiple times.
- Executive SouthPark (1970s-1990s). Foxcroft, Old Foxcroft, Carmel Park, parts of Quail Hollow. Larger two-story executive homes with cut-up roof lines, multiple gables, and original architectural shingles installed in the original construction window. First-time premium replacements are common here.
- Luxury & gated SouthPark (1990s-present). Morrocroft Estates, Seven Eagles, Heydon Hall (Quail Hollow), The Courts of Prince Charles, plus newer custom-build infill in Foxcroft and Eastover. Multi-million-dollar properties, complex multi-gable architecture, slate or synthetic slate roofs, copper accents, standing-seam metal sections. Premium Materials: Slate, Metal, and Synthetic
SouthPark is one of the few Charlotte zones where premium roofing materials are the norm rather than the exception. We work in all of these:
- Natural slate. Heavy, beautiful, and lasting 75-100+ years. Common on original Foxcroft and Eastover homes and on newer luxury custom builds.
- Synthetic slate. DaVinci, F-Wave, EcoStar — fraction of the weight of natural slate, similar look, fully covered by manufacturer warranty. Increasingly common for replacement of failing natural slate roofs where structural reinforcement isn’t practical.
