What Makes Roofing in Eastover Different

Eastover is one of Charlotte’s three “Old Charlotte” pillar neighborhoods (alongside Myers Park and Dilworth) and one of the most prestigious addresses in the city. Developed in 1927 by the E.C. Griffith Company on land that had been two dairy farms, Eastover was designed as a direct competitor to Myers Park — and uniquely, was Charlotte’s first suburb planned with driveways for “motorcars” rather than streetcar access. Roughly 550-600 stately homes sit on winding, tree-lined streets across a rolling hillside that slopes down to Briar Creek. The housing stock skews heavily to 1927-1945 Georgian Revival, Tudor Revival, and Colonial Revival estates — which means roofing here demands a different approach than newer Charlotte neighborhoods.

Eastover sits in 28207, just southeast of Uptown across Providence Road from Myers Park. Its eastern edge runs into Cotswold and Sherwood Forest. The neighborhood was conceived by E.C. Griffith and designed in part by Earle Sumner Draper , often called “the South’s greatest urban planner” (Draper also worked on Myers Park). Eastover’s main thoroughfare is Cherokee Road, with Hempstead Place, Colville Road, Museum Drive, and Twiford Drive among the most architecturally significant streets. From its founding to today, Eastover has been home to many of the people who built modern Charlotte — banker Hugh McColl Jr. and department store icon John Belk, among others, have lived here. Eastover Elementary School, built in 1935 (Colonial Revival, WPA-funded, on land donated by E.C. Griffith), sits at the heart of the neighborhood and is one of the most desirable elementary schools in CMS.

    Eastover’s Three Roofing Worlds

Most Eastover homes fall into one of three buckets, each with very different roofing considerations:

    • Original 1927-1945 estate homes. Georgian Revival is the dominant architectural style, with significant Tudor Revival, Colonial Revival, and Federal-style representation. These homes typically have original 1×4 (sometimes 1×6) spaced pine sheathing under their existing shingles — not modern OSB or plywood — intended for the original slate, wood-shake, or clay-tile roofs of that era. Most have been re-roofed two or three times since, and the underlying decking, fasteners, drip edge, and ventilation are typically at the end of their useful life.
    • Renovated and expanded historic homes. Many original Eastover homes have been carefully renovated and expanded over the past 20-30 years. Often the new sections (additions, dormers, sunrooms) have modern OSB decking while the original house still has spaced sheathing, creating a hybrid scope where part of the roof needs deck replacement and part doesn’t.
    • Modern infill new construction. A wave of high-end infill new construction has replaced some original Eastover homes. These are typically 5,000-10,000+ sq ft estate homes with complex multi-gable architecture, designer architectural shingles, copper accent details, and occasionally full slate or synthetic slate roofs. Most are first hitting their warranty-period reroof cycles now.

The Roof Deck Problem on 1927-1945 Homes

This is the single most important thing to understand about reroofing an original Eastover home. Most Eastover homes from the 1927-1945 development period were built with 1×4 spaced pine sheathing — individual pine boards laid with gaps between them, intended for the slate, wood-shake, or clay-tile roofs typical of that era. Modern asphalt shingles need a continuous, solid nailing surface (modern OSB or plywood) to perform properly. After 80-100 years, that original spaced sheathing on most Eastover homes is also split, rotted at the eaves, or no longer holds nails reliably.

What this means for your reroof:

    • Almost every original Eastover home needs new decking installed over (or replacing) the original spaced sheathing as part of a full reroof. We typically install new OSB or plywood decking over the original framing — preserving the historic structure underneath while providing a code-compliant nailing surface for modern shingles.
    • Decking work can add $4,000-$12,000+ to the project cost on a typical 3,000-5,000 sq ft Eastover home, depending on roof size and how much underlying rot is found. We document the deck condition with photos before and after.
    • Watch out for layovers. Some prior contractors put a second or even third layer of shingles over the original on these homes to avoid dealing with the deck. This adds dead-load weight to a 90+ year-old structure and hides decking problems. We rarely recommend a layover on any original Eastover home — full tear-off and deck inspection is the right call.

Historic-District Status (and What It Means for Your Roof)

This is an important distinction Eastover homeowners should understand:

    • Eastover is NOT a Local Historic District. Charlotte has six Local Historic Districts requiring Certificate of Appropriateness review for visible exterior changes (Dilworth, Fourth Ward, Hermitage Court, Plaza-Midwood, Wesley Heights, and Wilmore). Eastover is not among them. You do not need a COA to replace your Eastover roof.
    • The Pharrsdale Historic District (a portion of Eastover) IS on the National Register of Historic Places. The Pharrsdale district covers 148 homes built between 1927 and 1945 — named after Miss Sarah Pharr, who inherited the original land. National Register listing alone does not require advance approval for exterior work but does carry recommendations on appropriate materials, and tax credits may be available for sympathetic restoration projects.
    • The Mint Museum building is individually designated as a Charlotte-Mecklenburg Historic Landmark (designated 1976). The original 1837 William Strickland-designed U.S. Mint building was moved piece by piece from Uptown to Eastover in 1936 — on land donated by E.C. Griffith — and rebuilt by the Civil Works Administration as one of Charlotte’s first historic preservation projects. Each stone was marked before the move.

For most Eastover homeowners, the practical constraint is matching the period architectural character of your home to protect resale value and neighborhood character — not navigating a formal approval process.

    Premium Materials in Eastover

Eastover is one of the few Charlotte neighborhoods where premium roofing materials are routinely specified:

    • Natural slate — many original Eastover homes were built with slate roofs. Returning to slate during a reroof is genuinely period-appropriate, especially on the Cherokee Road, Hempstead Place, and Colville Road estate homes. 100+ year service life when installed properly. Significant structural and weight considerations on older homes.
    • Synthetic slate — DaVinci, F-Wave, and EcoStar systems. Common on Eastover homes that want the slate aesthetic without the structural weight or natural-slate cost.
    • Copper standing-seam and accents — bay windows, dormers, decorative gables, porch roofs, and occasionally full-roof installs. Period-appropriate for Eastover’s Georgian and Tudor architecture.
    • Designer architectural asphalt — Owens Corning Berkshire, TruDefinition Designer, GAF Grand Sequoia, and similar designer-grade lines. Often the right specification for Eastover homes that need to read as slate or wood-shake at curb distance but stay within an asphalt budget.
    • Clay tile — rare but present on a few of the more architecturally distinctive Eastover homes (notably the Reynolds-Gourmajenko House on Providence Road, the only Tuscan Revival home in Charlotte or Mecklenburg County).

The Charlotte Hail Belt & Eastover

Eastover sits squarely inside the Charlotte hail corridor, and we field steady insurance-claim work in 28207. The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — multiple events in some years — and Eastover’s older shingle inventory and dense mature-tree canopy mean even moderate hail events tend to produce claim-eligible damage.

For premium-material roofs (slate, copper, designer asphalt), the insurance-claim conversation is different. Replacement-cost coverage and like-kind-and-quality clauses matter a lot when the original installation was $50,000-$120,000+. We’re experienced with high-value claims involving slate, synthetic slate, copper, and designer architectural shingles, and we’ll document everything appropriately for your carrier.

    The Eastover Tree Canopy

Eastover’s century-old hardwood canopy is one of the neighborhood’s defining features — many of the trees lining Cherokee Road, Hempstead Place, and Providence Road predate the neighborhood itself. Today they’re 100-130+ year old hardwoods with massive canopies that drop heavy debris loads on every roof in Eastover. Common problems we see on every inspection:

    • Heavy oak debris in valleys and behind chimneys, accelerating granule loss.
    • Algae and moss on shaded north-facing slopes — nearly universal on Eastover roofs more than 7 years old. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying.
    • Major limb-impact damage from severe-thunderstorm events.
    • Premature wear on original copper or galvanized step flashing around brick chimneys (a common detail on Eastover Georgian and Tudor homes) that often needs full replacement during a reroof.
    • The famous Eastover crepe myrtles and pear trees in spring drop heavy bloom debris that packs into valleys.

Eastover Streets & Sub-Areas We Work In

    Cherokee Road

Eastover’s main thoroughfare and home to many of the neighborhood’s most architecturally significant Georgian Revival estate homes.

    Hempstead Place

One of Eastover’s most prestigious addresses. Mix of original 1927-1945 estates and newer infill. Architectural character closely guarded by neighbors.

    Colville Road

Curving residential street with a strong concentration of original Georgian and Tudor Revival homes.

    Museum Drive

Streets around the Mint Museum of Art (the relocated 1837 U.S. Mint building, designated Charlotte-Mecklenburg Historic Landmark 1976).

    Providence Road frontage

The western edge facing Myers Park. Includes the unique Reynolds-Gourmajenko House — the only Tuscan Revival home in Mecklenburg County.

    Twiford Drive

Mix of original homes and one-story Ranch-style additions from later development phases.

    Pharrsdale Historic District

The 148-home subset of Eastover listed on the National Register of Historic Places. Built 1927-1945 in three distinct development phases.

    Briar Creek corridor

Streets following the rolling hillside down to Briar Creek along the eastern edge.

    Eastover Elementary area

Residential streets clustered around the 1935 Colonial Revival Eastover Elementary School — the heart of the neighborhood.

Whether you have a 1,300 sq ft original bungalow, a 5,000 sq ft Georgian Revival estate, or a brand-new 9,000 sq ft custom infill build, we know how to scope an Eastover roof properly — including deck replacement on historic structures, period-appropriate material selection, and high-value insurance-claim documentation.

    Roofing Services for Eastover Homeowners

Most Eastover calls fall into one of these six categories. If your situation doesn’t fit neatly, we’ll still give you a straight answer.

    Roof Replacement

Full tear-off and replacement using Owens Corning, GAF, or CertainTeed architectural shingle systems — or natural slate, synthetic slate, copper, and designer-grade asphalt for premium estate homes. Most original Eastover projects include full deck replacement over the 1×4 spaced pine sheathing typical of 1927-1945 homes.

    Roof Repair

Targeted repairs for leaks, missing shingles, flashing failures, valley issues, and chimney flashing problems. Most Eastover repairs scheduled within the same week.

    Storm & Hail Damage

Free post-storm inspections, documentation packages for your insurance carrier, and on-site adjuster meetings. We’ve handled hundreds of hail claims across Eastover, the broader 28207 ZIP, and East Charlotte. Experienced with high-value slate, copper, and designer-asphalt claims.

    Slate & Synthetic Slate

Natural slate, DaVinci, F-Wave, and EcoStar synthetic slate replacements. Common on original Eastover Georgian and Tudor estates — and the right period-appropriate choice for many of the larger Cherokee Road, Hempstead Place, and Colville Road homes.

    Deck Replacement on Historic Homes

Specialty work for 1927-1945 Eastover homes built with original 1×4 spaced pine sheathing. We install new OSB or plywood decking over the original framing to provide a sound, code-compliant nailing surface for modern shingles — preserving the historic structure underneath.

    Gutter & Trim Replacement

Seamless aluminum and copper gutter systems with leaf guards — especially valuable on Eastover homes given the heavy oak and crepe-myrtle debris loads. We also replace original copper or galvanized step flashing around brick chimneys, common on Eastover Georgian and Tudor homes.

The Strongest Workmanship Warranty in the Charlotte Metro

Most Charlotte-area roofers offer 1–2 year workmanship warranties. We offer five — and we honor every claim, no questions asked.

    5-Year Full Workmanship Warranty

If anything fails because of how we installed your roof — leaks, lifted shingles, flashing failure, anything — we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” loopholes. We installed it; we own it.

    Lifetime Manufacturer Warranty

This sits on top of Owens Corning’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor, we can also offer extended warranty options that include labor and tear-off coverage on qualifying systems.

    Eastover Roofing Questions

How much does a new roof cost in Eastover, Charlotte?

Asphalt-shingle replacement on a typical Eastover home runs $14,000 to $45,000+. The variables: square footage, roof pitch, decking condition (huge factor on 1927-1945 Eastover homes), shingle line, architectural complexity, and material choice.

Eastover spans an unusually wide range of housing stock. Smaller 1,300 sq ft original bungalows typically run $14,000–$20,000. Renovated and expanded Eastover homes in the 3,000-5,000 sq ft range typically run $22,000–$35,000. Larger 6,000-10,000+ sq ft Georgian Revival estate homes along Cherokee Road, Hempstead Place, and Colville Road can run $50,000–$120,000+ for full replacements, especially with slate, synthetic slate, or copper standing-seam systems.

Decking work on 1927-1945 historic homes can add an additional $4,000–$12,000+ depending on roof size and underlying rot found during tear-off.

Do I need a Certificate of Appropriateness to replace my roof in Eastover?

Generally no. Unlike Dilworth, Plaza-Midwood, and a handful of other Charlotte neighborhoods, Eastover is NOT a Local Historic District — so a Certificate of Appropriateness is not required for roof replacement. However, a portion of Eastover (148 homes built 1927-1945) is listed on the National Register of Historic Places as the Pharrsdale Historic District. National Register listing alone does not require advance approval for exterior work but does carry recommendations on appropriate materials, and tax credits may be available for sympathetic restoration. The Mint Museum building IS individually designated as a Charlotte-Mecklenburg Historic Landmark (1976). For most Eastover homeowners, the practical constraint is matching the period architectural character of your home, not navigating a formal approval process.

My Eastover home is from the 1930s. Will the roof deck need to be replaced?

Almost always, at least partially. Most original Eastover homes from the 1927-1945 development period were built with 1×4 (sometimes 1×6) spaced pine sheathing instead of modern plywood or OSB — intended for the slate, wood-shake, or clay-tile roofs of that era. After 80-100 years, much of that original sheathing is split, rotted at the eaves, or no longer holds nails reliably.

We typically install new OSB or plywood decking over the original framing as part of a full reroof on Eastover historic homes — preserving the historic structure underneath while providing a sound, code-compliant nailing surface for modern architectural shingles. We document deck condition with photos before and after so you can see exactly what was done.

Will my Eastover HOA require approval before I replace my roof?

Most single-family Eastover homes are NOT in formal HOAs. The exceptions are the few multi-family condo and apartment buildings within the neighborhood (such as the multi-family buildings on Museum Drive), where the HOA controls roofing decisions. For single-family homes, you generally have flexibility in shingle selection — though we strongly recommend choosing materials and colors sympathetic to Eastover’s Georgian Revival, Tudor Revival, and Colonial Revival architectural character to protect resale value.

Eastover has century-old hardwoods — does that affect my roof?

Yes, significantly. Eastover’s century-old hardwood canopy is one of its most beloved features — many of the trees lining Cherokee Road, Hempstead Place, and Providence Road predate the neighborhood itself. But this creates real maintenance challenges: heavy oak debris in valleys, acorn impact, algae and moss on shaded north-facing slopes, and meaningful limb-impact damage during severe-thunderstorm events. The famous Eastover crepe myrtles and pear trees in spring also drop heavy bloom debris that packs into valleys. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying on Eastover installations.

My neighbor’s roof was paid for by insurance after the last storm. Could mine be too?

Possibly. Eastover sits squarely inside the Charlotte hail belt, and the typical claim window is one year from the date of the storm event (sometimes longer depending on your carrier). The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — so there’s a strong chance you’ve been through at least one.

If your shingles are 8+ years old and you’ve been through a hail or high-wind event recently, request a free inspection from us. We’ll document any damage in writing — and if it’s not enough to justify a claim, we’ll tell you that too.

How long does a roof replacement take?

Most Eastover residential replacements are 2–4 days from tear-off to cleanup, including deck replacement on historic homes. Larger Georgian Revival and Tudor Revival estate homes (5,000+ sq ft, complex multi-gable architecture, copper flashing details) typically take 4–7 days. Slate and synthetic-slate installations can take 7–14 days depending on size and complexity. We always give you the exact schedule before signing.

What kind of warranty do you offer?

Two layers. The first is our 5-year full workmanship warranty — the longest in the Charlotte-metro roofing industry. If anything fails because of how we installed it, we fix it at no cost for five full years. No fine print, no deductible, no “wear and tear” exclusions, no questions asked. Most Charlotte-area roofers offer 1–2 year workmanship warranties; we offer five.

The second is the manufacturer’s lifetime limited warranty on the shingle materials themselves. As an Owens Corning Preferred Contractor we can also offer extended manufacturer warranty options that include labor and tear-off coverage on qualifying systems for additional decades.

    Are you insured?

Yes. Charlotte Ace Roofing is fully insured — we carry general liability and workers’ comp insurance, and proof of insurance is included with every estimate. We’re an Owens Corning Preferred Contractor and BBB A+ accredited. Always verify a roofer’s insurance before hiring, especially for historic-district work.

What roofing materials do you install?

For Eastover we install: architectural and designer asphalt shingles in heritage colors (Owens Corning Duration, Duration STORM, TruDefinition, TruDefinition Designer, Berkshire; GAF Timberline HDZ; CertainTeed Landmark and luxury lines), natural slate, synthetic slate (DaVinci, F-Wave, EcoStar), copper standing-seam, copper flashing and accent details, clay tile for select architectural styles, and TPO/EPDM/modified-bitumen flat-roof systems for any low-slope sections. We’ll recommend the right system for your Eastover home, architectural style, and budget.

    Do you offer financing?

Yes — we partner with several home-improvement lenders to offer flexible financing, including 0% intro APR options for qualified buyers. Ask about it on your free estimate call.

Couldn't recommend more. We first contacted Vasily a year ago to repair a leak in our roof. He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.

We had some leaking on our ceiling after the recent weather, so we reached out to two roofing companies to see when someone could come out and provide an estimate. We were pleasantly surprised when this company arrived in less than 1.5 hours! From the very beginning, the communication, response time, and professionalism were excellent. Vasily took the time to assess the situation and was even able to identify and fix an issue with our gutter on the spot. We truly appreciate how quickly he responded and how professional and knowledgeable Vasily was throughout the entire process. Based on this experience, we will definitely be moving forward with him for our roof replacement. 10/10 experience! Highly recommend!

Called Charlotte Ace Roofing today, and the owner Vasily promptly came to inspect a water stain quickly forming in our ceiling. He diagnosed it and turned out to be an AC condensation or pipe issue and gave us a referral. Highly recommend Vasily and his company for prompt, fair, efficient diagnostics even if you don't know what's going on. Plus points that he's Ukrainian 👍
