    What Makes Roofing in Cotswold Different

    Cotswold is one of Charlotte’s original “Old Charlotte” neighborhoods — a 28211 East Charlotte enclave between Myers Park and Matthews, built up around the 1963 opening of Cotswold Village Shops (one of Charlotte’s first suburban shopping centers, and the neighborhood that took its name). What started as 1950s and 1960s mid-century ranches on tree-lined streets has, in the past 15 years, become one of the city’s most active teardown-rebuild markets. Almost every roof we touch in Cotswold is either a 60-year-old original on a renovated ranch or a brand-new install on a ground-up replacement build.

    Cotswold sits in 28211, a 28211 East Charlotte ZIP that wraps around the Randolph Road and Sharon Amity Road intersection. The neighborhood is bordered by Randolph Park, Echo Hills, Grier Heights, Myers Park, Oakhurst, Providence Park, Sherwood Forest, and Wendover/Sedgewood. The neighborhood’s center of gravity is Cotswold Village Shops — opened in 1963 as one of the first suburban shopping centers in Charlotte (originally an enclosed mall called Cotswold Mall, converted to open-air in the early 2000s). Today the center holds 262,000 sq ft of retail anchored by Harris Teeter, Publix, Marshalls, Cost Plus World Market, Walgreens, ULTA Beauty, Panera, and a long list of restaurants and local shops. Cotswold’s population was about 4,437 at the 2010 census; the broader 28211 ZIP holds roughly 31,917 residents with median household income around $132,917 — well above the Charlotte average.

    Cotswold’s Two Roofing Worlds

    Unlike newer Charlotte neighborhoods where most homes were built in a 5-10 year window, Cotswold has two very different building eras living side-by-side:

    • Original mid-century Cotswold (1949-1969). Single-story brick ranches, split-levels, Tudor Revivals, and modest colonial revivals on quarter- to half-acre wooded lots. Many have been re-roofed two or three times in their 60+ year lifetime, and most original roof decking, flashing, and ventilation systems are at the end of their useful life. These homes typically run 1,500-2,500 sq ft and need careful attention to deck condition, sheathing thickness, and ventilation upgrades during reroof.
    • Teardown-rebuild Cotswold (2010-present). The new-construction wave that has reshaped streets all across the neighborhood. 1950s ranches torn down and replaced with 4,000-6,000+ sq ft luxury homes featuring multi-gable architecture, two-story brick fronts, finished basement walkouts, and architectural shingles installed during original construction. These homes are now starting to hit their first warranty-period roof inspections.

    The Cotswold Tree Canopy

    Cotswold’s mature oak and maple canopy is one of the neighborhood’s defining features — and one of its biggest roofing maintenance challenges. Many of the original Cotswold homes were built during the 1950s and 1960s when these trees were already 30-50 years old; today they’re 90-100+ year old hardwoods with 80+ foot canopies that drop heavy debris loads on every roof in the neighborhood. We see a few familiar problems on every Cotswold inspection:

    • Heavy oak debris in valleys and behind chimneys. Acorns, leaves, and small twigs pack into low spots and hold moisture against the shingle surface, accelerating granule loss.
    • Algae and moss on shaded north-facing slopes. Almost universal on Cotswold roofs more than 7 years old. Algae-resistant shingle lines (Owens Corning Duration with StreakGuard, GAF Timberline HDZ with StainGuard Plus) are worth specifying on Cotswold installations.
    • Major limb-impact damage from severe-thunderstorm events. The Charlotte area gets significant thunderstorm wind regularly, and old oak limbs cause real punctures.
    • Squirrel and bird intrusion through gable vents and ridge vent gaps. We address these alongside the actual roof work when we see them.

    The Charlotte Hail Belt & Cotswold

    Cotswold sits squarely inside the Charlotte hail corridor, which is why insurance-claim work makes up a large share of our 28211 volume. The Charlotte metro had significant hail events in 2020, 2021, 2022, 2023, and 2024 — multiple events in some years — and Cotswold has caught at least one in most of those storm seasons.     Couldn't recommend more. We first contacted Vasily a year ago to repair a leak in our roof. He was easy to get a hold of and when he came out the next day talked us through everything that was going on. He didn't push us for more or try to sell us a new roof, but made sure the repairs were completed quickly and thoroughly. I'm unfortunately a year later we found another leak in a completely new spot. We contacted him again and he was out a day later. He inspected our whole roof and offered to repair the new spot but mentioned several new spots that might be problems in the future. It was only then that we discussed a new roof. Within a week, he had acquired all the materials and his team was out fixing our roof. They completed the install in day finding several other holes that were at risk of leaking. Throughout the process, he communicated with us and guided us through the process without ever trying to upcharge or sell us on something else. He's a consummate professional and his team is a hardworking diligent group of men and women. The price is the price but knowing that I don't have to worry about my roof because it's been cared for and not feeling as if I've been taken is a huge relief.
